If you’ve ever considered selling your home, you would’ve wanted to get as much for it as possible. It’s easy to see why. You would’ve spent a lot of money buying it, and then spent even more on upgrades, repairs, and maintenance as time goes on.

And that’s before mentioning the memories you’ve made there. But, you could need to boost your property value if you want to get as much as possible.

This often seems overwhelming, and countless people believe it has to mean making significant changes and spending tens of thousands on it. That doesn’t always have to be the case. Some ways to improve your property value could be easier than that.

Some of these could end up being a lot more appealing than others for more than a few reasons. Seven of them stand out because of the impact they should have.

1. Upgrade the Kitchen

While potential buyers will pay attention to everything in your house, some rooms will get more attention than others. The most common of these is the kitchen. It’s where you’ll spend quite a bit of time, and the same can be said for practically anyone else who’ll live there. Between cooking, cleaning, and eating, it’s easy to see why.

That’s why potential buyers will want the kitchen to be as functional and aesthetically appealing as possible. This can depend somewhat on personal preferences, but there’s no reason not to make sure your house’s kitchen is as appealing as possible to buyers.

2. Update the Roof

Curb appeal is one of the more notable areas that impacts your property value, as it plays a vital role in a potential buyer’s first impression. Your roof is one of the more overlooked parts of your house that feed into this. It’s worth paying attention to, especially when it’s starting to look a little ragged.

Thankfully, there are plenty of ways you can help with this. You could go for replacing the shingles with nicer, more visually-appealing options or even replacing it entirely with a flat roof. These could have a noticeable impact on your property value, as long as you use a qualified roof company.

3. Find & Fix Structural Issues

Nobody wants to buy a home that isn’t in a great condition. While many potential buyers could live with paint problems and a few other aesthetic issues, they’re not going to put up with any structural issues. These will be a major problem if any of these are found around your home. Make sure there aren’t any.

This starts with inspecting your home to see if there are any. Ideally, there wouldn’t be. If there are any, however, your best bet is to hire a professional to fix them as quickly as possible. That way, you wouldn’t have to reduce your asking price because of them.

4. Build an Extension

The more usable space a property has, the more it’s going to be worth. By adding more of this to your house, there’s no reason why you shouldn’t be able to demand a higher asking price. Adding a home extension can be one of better options for this. And, you mightn’t even need too much extra space to do this.

Any kind of increase in usable space will increase your property value, so even extending and adding an extra room, no matter how small, will be enough. Consider how much you can spend on an extension, and see if the extra space and value increase is worth it.

5. Add a New Bathroom

Extensions are a great way to add an extra room to your house, but you don’t always have to invest in this just to add a room. By focusing just on adding a new bathroom, you could end up adding quite a bit to your property value. And, you might already have the space for this without realizing.

While you mightn’t be able to go too large with your extra bathroom, getting creative with the design could let you fit it somewhere around the home. It’s just a matter of seeing if you have the space for a small bathroom, and you’ll see a decent increase in property value.

6. Convert Your Attic or Garage

Speaking of adding more usable space to your house, extensions are far from the only way you can do this. Attic and garage conversions can be appealing options, too. If you don’t have the space for an extension, these could be the best options to go for. And, they mightn’t have to be too hard or expensive to finish.

You’ll need to invest in them so they’re done to a high quality, but the increase in property value should be more than worth it. You’ll end up making your house more appealing to potential buyers, which should drive up the buying price quite a bit.

7. Do Up Your Garden

As mentioned above, curb appeal is always worth focusing on as much as you can. Your garden will be one of the more obvious areas to focus on. At a minimum, you’ll need to make sure it’s properly maintained, with trimming your lawn, hedges, and trees being some of the more notable areas to focus on.

But, it’s often worth considering making a few changes to your garden. These don’t need to be large, expensive ones. Instead, swapping out the flowers and garden features for something more visually appealing could be more than enough.

You’ll want to get as much out of it as possible when you’re selling your home. But, that doesn’t mean you can just set a high asking price and expect to get it. You might need to boost your property value for that to happen.

This sounds complicated and overwhelming, but it doesn’t always need to be as impossible as it sounds. It might just be a matter of focusing on the right areas and there shouldn’t be anything to worry about. You’ll end up selling your house for quite a bit.
